Your Home Needs to be EVERYWHERE Buyers are on the Internet
It’s a simple fact that if potential Buyers don’t know your home is for sale, they won’t come see it. They don’t see it, then they don’t buy it. Getting your home noticed is top priority when it comes to getting it sold in the Iowa City area. 94% of homebuyers are online. When you list your home for sale you want to make sure your real estate agent understands the Internet. If you’re not found everywhere buyers are online then you are missing out. Especially in a transient town like Iowa City where relocation is a big part of the Iowa City real estate market.
The Cardinal Realty Marketing Plan
There is a huge difference between simply listing a home and marketing a home. The difference is in the details. Your home needs to be show up on the Internet looking like the prize it is. Quality photos, video, a description that makes buyers want to come see it. You want buyers to get excited when they see the listing for your house and not to scroll right past it. Listing a house is easy. Marketing it properly takes talent!
From your perspective, what’s the point of you spending so much time preparing your house for sale if it doesn’t get the marketing exposure it deserves? Your house needs to “pop” and stand out against the competition. Buyers have so many choices online, it’s important your house is the one they see when they’re searching for homes and it’s the real estate agent’s efforts in this phase of the plan that make that happen!
Websites You Will See Your Home for Sale
ActiveRain.com (A blogging platform for real estate professionals very popular with Google)
Realbird.com (A Single Property Website that can be syndicated to Craigslist, ActiveRain and many other important real estate platforms)
This is not an extensive list, it lists the most popular sites with buyers. You will also see your house marketed on almost every Real Estate Company website in the Iowa City area. This is possible through IDX, (Internet Data Exchange). This is also known as Broker Reciprocity and basically means that brokerages co-operate with one another to show each other’s listings. This is a big advantage for sellers, ensuring that regardless of the real estate company you list with, your house will be seen on multiple brokerage sites on the Internet. Of course, boring pictures and boring descriptions do little to enhance the sale of a home, you’ll still need a real estate agent who understands how to market a home and not just list a home to get the value of all this added exposure.
The Internet does not stand still and the growing importance of social media sites cannot be overlooked. Along with many websites your home will be syndicated to, you can expect to see your home on YouTube, Facebook, Pinterest, Google+ and Twitter to gain even more traction for your property online. The goal is to ensure that buyer’s have access to as much information as possible about your home so they can get a “feel” for your home and the amenities they have access to in your neighborhood.
Why Quality Pictures are SO Important!
Iowa City is a transient town and there’s a better than average chance that the potential buyer for your house will be relocating to Iowa City. These are buyers who do not have the opportunity to drive by and see the sign in the yard or stop by an open house at the weekend, they rely 100% on the Internet for their information. I work with a lot of buyers relocating to Iowa City and I know they pick out houses to view based almost entirely on the photos they see online. This is the reason why you need to have photos of every aspect of your house online. That’s why it’s important when you’re getting your home ready for sale that you also prepare the basement and storage space. Good quality photos from different angles that showcase your home to it’s full potential will get your home noticed by buyers and put you one step closer to seeing that SOLD sign in the ground!
A Greener Real Estate Transaction
That covers the main aspects of what you can expect from Cardinal Realty when it comes to marketing your home and getting it sold.
What I don’t do is activities that require a lot of paper. The goal over the long term is completely paperless real estate transactions. It’s not totally feasible yet with legal requirements, but it is getting closer by the year.
The sign in the yard is of course A MUST and for that I have sign riders that direct buyers to a property website to get info directly to their phones. (And who do you know that doesn’t have a smartphone or tablet that they always have close at hand?)
If you’re a seller relocating out of state you’ll find electronic signatures make the process SO much easier. Not only does this save trees and help me in my quest to work in a paperless environment, it also allows you to sign on any computer, iPad or Smartphone. It’s a Win-Win for everyone!
The Marketing Plan is one of the many moving parts in the home selling process. There is more to know and you’ll find working with the right Realtor will make a big difference to the quality and success of your real estate transaction.
