Home sales in the Iowa City area real estate market have been picking up in the last couple of months. I keep a pretty close eye on Iowa City, Coralville and North Liberty and home sales were up in all three areas in July and August. Periodically through the month I take the pulse of the market with a market snapshot. It’s been a while since I did a market snapshot for North Liberty. Time to catch up on that now. Homes sold in North Liberty this month are at 24. There were 19 sold in the same time period last year. That’s a good sign that the positive trend of the past few months continues to hold through September. There are 32 homes listed as pending or contingent and 213 homes currently showing as Active Listings on the Iowa City MLS.
The absorption rate in North Liberty is better than Iowa City or Coralville at 5.5 months, which translates into an average of 167 days on market.
