The absorption rate, or days on market are up slightly compared to the spring and early summer months, but still at a low 3.8 months as Coralville continues to trend towards a seller’s market. The contract to listing ratio is looking better in Coralville than in Iowa City, which in itself is surprising. 29% of the homes in Coralville listed on the MLS are under contract. That’s really still a pretty active market for a month when many buyers are either on vacation or busy getting their kids back to school. At the moment the real estate market in Coralville is humming along nicely. It’s a good market for both buyers and sellers.
