14 homes sold in Coralville IA in January 2011 compared to 3 in January 2010. It won’t surprise you to learn Coralville did better than Iowa City and North Liberty by a long way… 8 single family homes sold in January, 5 attached condos and 1 zero lot. In both Coralville and Iowa City it seems condo sales are on the rise. That’s good news as we head towards the strongest selling time of the year for condos.
The average price for a single family home in January 2011 was $267,056. That’s up from last year, but is misleading since only 2 single family homes sold last year. The average price for condos was $159,100 in January 2011. 6 of the homes sold in January sold at less than 90% of the list price. A strong indication that buyers are still putting a lot of pressure on prices. This winter pricing won’t last forever though and after this strong start in January things are looking positive for Coralville when the spring market arrives and more buyers enter the marketplace.
