July is turning out to be quite a month. I’m so busy I barely have time to blog!  I’m not the only busy Realtor in town either. According to data pulled from the Iowa City MLS today the number of homes sold in Iowa City this month to date is at 88. We’re only at the middle of the month and that’s already a 20% increase on homes sold in the entire month of July last year. (73 homes sold in Iowa City in July 2010). There are currently 109 homes Sale Pending or Contingent listed on the Iowa City MLS. And as the number of home sales and pending sales rises the number of homes showing as Active Listings has dropped significantly, which is just what we want to happen to put us on the road of a more balanced market.

The Absorption Rate has also gone down a bit this week and is at 7.6 months. That’s an average of 231 days on market. These are excellent numbers and give us good reason to be optimistic about the Iowa City real estate market as we kick off the second half of the year. Check back for updates. July is usually one of the quieter months of the year with it being vacation month. Not so this year. June was quiet. July is hopping. It’s hard to know what’s going on in the Iowa City real estate market at the moment. A crystal ball would come in  handy about now. I don’t have one of those, what I do have is data. According to data pulled from the Iowa City MLS today the number of homes sold in Iowa City this month to date is at 49. That’s up by almost 150% compared to the first 10 days in July 2010 when 20 homes sold in Iowa City. There are 127 homes Sale Pending or Contingent. (Sale Pending or Contingent means they have accepted offers that may still have contingencies on them to fulfill before closing). The number of homes showing as Active Listings is down below 500 for the first time in quite a while with 496 homes in Iowa City currently listed as active.

The Absorption Rate has also gone down a bit this week and is at 8.5 months. That’s an average of 258 days on market. July is shaping up to be a good month in the Iowa City real estate market. It’s almost the end of the month and it doesn’t look like this is going to go down as the busiest June on record! According to data pulled from the Iowa City MLS today the number of homes sold in Iowa City this month to date is at 108. That’s down by about 30% compared to June 2010 so far. There need to be a lot of closings in the next couple of days to bring that number up. There are 161 homes Sale Pending or Contingent. (Sale Pending or Contingent means they have accepted offers that may still have contingencies on them to fulfill before closing). The number of homes showing as Active Listings is down compared to last week with 516 homes in Iowa City currently listed as active.

108 Homes Sold in Iowa City in June to date – 66 Single Family Homes, 38 Condos and 4 Zero Lots.

The Absorption Rate is at 9.0 months this week, that’s an average of 273 days on market. We still have lots of inventory to get through in Iowa City and although we’re moving in the right direction home sales aren’t where they need to be yet. Especially considering this is the peak selling time of the year. This applies especially to condos. Condo sales are down significantly as you can see in my May Market Report and that trend hasn’t changed at all through June. It’s going to take a while before we get back to a more balanced market… Of course every market is good for someone and this market continues to hold opportunities for buyers!

Homes sold Iowa City May 2011 compared to May 2010

94 homes sold in Iowa City in May 2011 compared to 96 in May 2010. That’s a big improvement compared to April when the year over year number of homes sold was down. The great news is that single family home sales are up by 17%. The not so great news is that condo sales are still struggling and down by 44%. There are some major shifts going on in the Iowa City real estate market right now. Looking at the data so far this year we still have some catching up to do and it’s going to take a while to get back to a more balanced market. Whether you’re buying or selling a home, data is your friend. If you want to stay on top of what’s going on in the Iowa City real estate market check back often for updates. June and July are the biggest months for closings in Iowa City and contingent and pending sales are on the rise. By the end of the summer we’ll have a much clearer picture of how the housing market in Iowa City is doing.

The average price for a single family home in May 2011 was $236,819 compared to $205,754 in May 2010. The average price for condos in Iowa City was $145,209 in May 2011 compared to $148,904 in May 2010.

The median price for a single family home in May 2011 was $191,000 compared to 189,000 in May 2010. For condos the median price  was $133,500 in May 2011 compared to $145,000 in May 2010.

As far as the days on market are concerned, according to data from the Iowa City Area MLS, homes were on the market longer in May 2011 compared to May 2010. Single family homes spent an average of 98 days on market in May 2011 compared to 76 days in May 2010. Data for days on market is highly manipulated due to expired listings and re-listed properties so I’d suggest you talk to a Realtor about the actual absorption rate (aka days on market). MLS calculations are usually skewed low. Depending on the neighborhood you live in the average days on market could be higher. This post about absorption rate explains a little more about what I mean with that.

Weekly market snapshot Iowa City June 7, 2011

It’s June and home sales are doing pretty well in Iowa City this month. Checked the Iowa City MLS this morning and the number of homes sold in Iowa City for the month of June is at 37. It’s only June 7 so there’s plenty of month left to get those numbers up. There are 169 homes Sale Pending or Contingent. (Sale Pending or Contingent means they have accepted offers that may still have contingencies on them to fulfill before closing). There are currently 546 homes in Iowa City showing as Active Listings.

The Absorption Rate is at 9 months this week, that’s an average of 275 days on market. We still have lots of inventory to get through in Iowa City. The number of homes sold and pending is definitely on the rise and June and July are the biggest months for closings in Iowa City so we’ll probably see some changes in the absorption rate in the next couple of months.
