More Proof That The Iowa City Real Estate Market is Picking Up!

I figured I’d kick it up a notch today and throw more data at you about our improving real estate market in Iowa City. I’m pretty sure if I was in the middle of deciding whether or not to jump into this market, either as a buyer or a seller, I’d want a bit more than ambiguous statements about the “market picking up” before I made up my mind. What does that mean exactly? Well, I know of no better way to illustrate what that means than share with you a few graphs that illustrate what exactly has been going on in the Iowa City real estate market this year to date.

 This morning I collected data from the Iowa City MLS for home sales in Iowa City from January to August 2011 and compared it to 2010. A couple of things to bear in mind when you’re looking at these graphs is that real estate is seasonal. May, June and July are typically the strongest months of the year for home sales. Looking at home sales this year to date, May, July and August show good strong sales in Iowa City. June was a disappointment, but when you factor in the home buyer tax credit deadline that just happened to be in June last year you can understand the dip.

I’ll add a few links so you can see what’s happening to the average and median price in this market. Keep in mind, even with all this information you’ll still need a Realtor to help you figure out what’s right for you. That goes for buyers and sellers. My stats are more a look at the bigger picture. When it comes to your particular circumstances your best bet is to talk to a professional to help you navigate through the choppy waters of a real estate transaction.

Homes Sold Iowa City August 2011 compared to August 2010

We had another good month for home sales in Iowa City in August. According to data pulled from the Iowa City Area MLS this morning 69 homes sold in Iowa City in August 2011 compared to 62 homes sold in August 2010.  The ways things are shaping up it looks like home sales in Iowa City in the 3rd quarter may well exceed expectations. I have to admit, it’s much more fun putting together these real estate market reports when the data is positive. Keep an eye open from my weekly reports in September. The way things are progressing I’m expecting to share more positive information on housing trends in the Iowa City real estate market in the coming weeks.

The Iowa City real estate market is picking up, although of course we still have a lot of inventory to get through. We still have a buyer’s market with an absorption rate of 7.1 months, that’s an average of 217 days on market. (6 months absorption rate would be a balanced market). Average Price Homes Sold Iowa City August 2011 compared to August 2010

The average price for a single family home in August 2011 was $223,396 compared to $201,276 in August 2010.The average price for condos in Iowa City was $124,688 in August 2011 compared to $140,844 in August 2010.

 

Median Price Homes Sold Iowa City August 2011 compared to August 2010

The median price for a single family home in August 2011 was $189,000 compared to $179,000 in August 2010.For condos the median price  was $131,000 in August 2011 compared to $135,750 in August 2010.

I didn’t think it was possible, but August is flying by even quicker than July did! Time to catch up with some market reports…  After a phenomenal July it seems the real estate market is still pretty active in Iowa City. According to data pulled from the Iowa City MLS today the number of homes sold in Iowa City this month to date is at 42.  Last year 39 homes sold in the first 15 days of August. Considering it’s back to school time and people have more pressing things to think about I’d say that’s a pretty decent kick off to the month. There are 468 homes showing as Active Listings and 54 homes listed as pending or contingent.

42 Homes Sold in Iowa City in August to date – 26 Single Family Homes, 15 Condos and 1 Zero Lot.

The Absorption Rate is at 7.5 months. That’s an average of 227 days on market. The Iowa City real estate market is holding its own at the moment as we wind down from the peak selling time of the year. Check back for updates. It’s going to be interesting to see how the Fall real estate market in Iowa City unfolds.

Home sales in Iowa City hit it right out of the park in July. 144 homes sold in Iowa City in July 2011 compared to 73 homes sold in July 2010. That’s a 97% increase over last year!  Phenomenal data on the heels of the pretty grim economic news of the last couple of days with the US losing its AAA credit rating and Freddie and Fannie being downgraded too. I’m hoping that doesn’t rattle these happy home buyers and I can continue bringing you good news about the Iowa City real estate market throughout the second half of the year.

The average price for a single family home in July 2011 was $230,797 compared to $211,017 in July 2010.The average price for condos in Iowa City was $131,254 in July 2011 compared to $144.333 in July 2010.

The median price for a single family home in July 2011 was $212,500 compared to $194,000 in July 2010.For condos the median price  was $122,500 in July 2011 compared to $129,325 in July 2010.

As far as the days on market are concerned, according to data from the Iowa City Area MLS, homes were on the market longer in July 2011 compared to June 2010. Single family homes spent an average of 101 days on market in July 2011 compared to 86 days in July 2010. Data for days on market is highly manipulated due to expired listings and re-listed properties so I’d suggest you talk to a Realtor about the actual absorption rate (aka days on market). MLS calculations are usually skewed low. Depending on the neighborhood you live in the average days on market could be higher. This post about absorption rate explains a little more about what I mean with that.

Weekly Market Update Iowa City July 29 2011

July is going out with a bang. We’ve had a great month for home sales in Iowa City this month. According to data pulled from the Iowa City MLS today the number of homes sold in Iowa City this month to date is at 130. That’s up a whopping 78% from last year.  (73 homes sold in Iowa City in July 2010). The month isn’t quite over yet either. That number will increase some more by the end of the day. Unsurprisingly the number of homes Sale Pending or Contingent listed on the Iowa City MLS has gone down and is now at 81. There are 445 homes showing as Active Listings. (That’s also down from last week).

The Absorption Rate has also gone down a tad again this week and is at 7.2 months. That’s an average of 217 days on market. July has definitely been a good month. It’s much more fun for me to be sharing good news about the Iowa City real estate market than the mixed data we had in the first part of the year. Check back for updates.
