It’s Full Speed Ahead for the Iowa City Real Estate Market in October

It’s Monday and the last day of the month – An excellent opportunity to take a first look at home sales in Iowa City for the month of October. At the beginning of the month it didn’t look like we were going to break any records for the month. I’m happy to say that changed and as of 5.30pm today 58 homes sold in Iowa City in October 2011. Only one of the houses on that list closed today so it’s pretty clear that we can expect that number to go up in the coming days as the last day of the month is generally a good day for closings – We just have to wait for agents to enter the data into the Iowa City MLS before I can start sharing it with you. To put some perspective on the number of homes sold this month, 43 homes sold in October 2010. That makes for an almost 35% increase over October last year and even more impressively home sales in Iowa City are up by 52% compared to last month. There are 59 homes listed as pending or contingent and 398 currently showing as active listings on the Iowa City MLS.

The Iowa City real estate market is certainly picking up nicely now. In fact at the beginning of the month I said the we were moving at a slow trot, I’d say we’ve definitely progressed to a gallup now! Stay tuned for updates, with the weather playing ball too this positive trend in the housing market in Iowa City is likely to continue through November.

It’s a great time to take a look at home sales and prices in Iowa City. The 3rd quarter is behind us, it’s the perfect time to look at the bigger picture and take a look at home sales and prices for the year to date.

The graph below shows home sales and prices in Iowa City January through September 2011. To put some perspective on the numbers. 635 homes sold in Iowa City January through September 2011. Last year 658 homes sold in the same time period. That puts home sales down for the year by 3% compared to January through September 2010. If you consider that from January through June home sales were down by 23% you can see that we made some serious headway in the last quarter to only be down by 3% just three months later. Of course we need to wait and see what the next quarter brings before we get too excited, but right now it does look like we may have turned the corner to better times in the Iowa City Real Estate Market.

I didn’t think it was possible, but August is flying by even quicker than July did! Time to catch up with some market reports…  After a phenomenal July it seems the real estate market is still pretty active in Iowa City. According to data pulled from the Iowa City MLS today the number of homes sold in Iowa City this month to date is at 42.  Last year 39 homes sold in the first 15 days of August. Considering it’s back to school time and people have more pressing things to think about I’d say that’s a pretty decent kick off to the month. There are 468 homes showing as Active Listings and 54 homes listed as pending or contingent.

The Absorption Rate is at 7.5 months. That’s an average of 227 days on market. The Iowa City real estate market is holding its own at the moment as we wind down from the peak selling time of the year. Check back for updates. It’s going to be interesting to see how the Fall real estate market in Iowa City unfolds.

Home sales in Iowa City hit it right out of the park in July. 144 homes sold in Iowa City in July 2011 compared to 73 homes sold in July 2010. That’s a 97% increase over last year!  Phenomenal data on the heels of the pretty grim economic news of the last couple of days with the US losing its AAA credit rating and Freddie and Fannie being downgraded too. I’m hoping that doesn’t rattle these happy home buyers and I can continue bringing you good news about the Iowa City real estate market throughout the second half of the year.

The average price for a single family home in July 2011 was $230,797 compared to $211,017 in July 2010.The average price for condos in Iowa City was $131,254 in July 2011 compared to $144.333 in July 2010.

The median price for a single family home in July 2011 was $212,500 compared to $194,000 in July 2010.For condos the median price  was $122,500 in July 2011 compared to $129,325 in July 2010.

As far as the days on market are concerned, according to data from the Iowa City Area MLS, homes were on the market longer in July 2011 compared to June 2010. Single family homes spent an average of 101 days on market in July 2011 compared to 86 days in July 2010. Data for days on market is highly manipulated due to expired listings and re-listed properties so I’d suggest you talk to a Realtor about the actual absorption rate (aka days on market). MLS calculations are usually skewed low. Depending on the neighborhood you live in the average days on market could be higher. This post about absorption rate explains a little more about what I mean with that.

I was going to skip my weekly market update this week with Christmas at the door and all that, then I saw 11 homes sold last week and I thought that was definitely worth passing along! It seems it’s developing into a pretty decent month for home sales in Iowa City after all. 8 single family homes and 3 condos sold last week in Iowa City.

Lowest Price home sold: $103,500
Average Price of homes sold: $188,693

Highest number of days on market:
141
Lowest number of days on market: 26


The absorption rate for Iowa City is 6.6 months.
This is the time it takes for the market to “absorb” homes. What the absorption rate tells us that based on the current inventory the average time it takes a home to sell is 6.6 months or 198 days.  To calculate the absorption rate we need to know how many homes sold in the past 12 months and how many are currently on the market. 786 homes sold in the last 12 months in Iowa City. There are currently 416 active listings.

786/416 = 1.8 – That means the inventory of homes in Iowa City turned 1.8 times in the last 12 months.

Now we take the 12 months and divide it by 1.8 to come up with the absorption rate.

12/1.8 = 6.6 months = 198 days on market
