March saw another great month for home sales in Iowa City.  48 homes sold in Iowa City March 2012 compared to 41 in March 2011. That makes 9 straight months of positive data. At this point it’s safe to say the Iowa City real estate market is out of the woods and on it’s way to becoming a more balanced market.

When you look at the chart you’ll see that single family home sales are what buyers in Iowa City are looking for. Buyers are still putting lots of pressure on prices though, with prices for single family homes and condos down compared to last year. This isn’t surprising considering the number of homes on the market in Iowa City. That’s basic supply and demand economics at work. Until the inventory of homes on the market in Iowa City goes down the prices are unlikely to rise.

The absorption rate  increased to 7 months, that’s an average of 213 days on market. The calculation for the absorption rate factors in the number of homes currently listed as active on the MLS. At this time of the year lots of homes come on the market, that’s why the absorption rate / number of days on market is on the rise at the moment and not going down.  (The link at the start of this paragraph takes you to a post I wrote a while back on how the absorption rate is calculated).

So what exactly does all this data mean to you as a home buyer or home seller in Iowa City?

If you’ve got a house to sell in Iowa City, now is the time to get it on the market. You want to have your house on the market at a time when there are the most buyers out there to see it. And that just happens to be spring and early summer. With so many homes on the market sellers in Iowa City do have a lot of competition. The trick is to make sure your house is priced right and in great showing shape. There are plenty of buyers out and about, you just need to make sure your home gets noticed!

If you’re thinking of buying a home in Iowa City, we still have something of a buyer’s market. There is still too much inventory on the market for that to change yet. That said, well priced homes that show well are selling fast. I was out with first time home buyers relocating to Iowa City last weekend and 7 of the homes they wanted to see had accepted offers! If you’re in the market to buy a home this year you should get out and do it. Now is not the time to dilly dally. The market has bottomed out and it’s on the way up again now. Home prices are still low, interest rates are also still phenomenally low. Buyers still have lots of choices. The question is just how much longer these perfect conditions for buyers can last…

Iowa City Real Estate Market Update March 19, 2012

March looks set to be the 9th straight month where we see in increase in home sales in Iowa City. 31 homes sold in Iowa City in March so far compared to 30 this time last year. 109 homes are listed as pending or contingent and 477 homes are currently showing as Active Listings on the Iowa City MLS.

The Absorption Rate is at 6.9 months. That’s an average of 210 days on market. If you follow the link you’ll find out more about how the absorption rate is calculated. The absorption rate is up quite a bit since the beginning of the year and  has to do with the fact that inventory of homes on the market is higher. Until homes start closing in greater numbers the absorption rate won’t go down since the calculation looks at both sets of data – the active listings AND the number of homes sold.   With the peak selling time just around the corner we can expect a lot of closings in the coming months and that will certainly have a positive impact on the absorption rate.

What’s the takeaway for buyers from the info in this market update? Home sales are up in Iowa City. At the same time the large number of homes on the market means opportunities for buyers. As long as there are more homes on the market than buyers to buy them, there will continue to be opportunities for buyers to get a great deal on price. Add to that the great interest rates and you can see that buyers can get a whole lot of house for the money in Iowa City in the current market.

The good news for sellers is that homes are selling again. The not so good news is that there’s A LOT of competition out there. If you want to sell your home in Iowa City it needs to be in great shape and priced right. Buyers have lots of choices and your house needs to stand out from the crowd to get noticed.

Iowa City Real Estate – Home Sales Hold Steady in February

Home Sales in Iowa City were up again in February.  22 homes sold in Iowa City February 2012 compared to 21 in February 2011. That’s not as impressive as January when home sales were up significantly compared to last year. I don’t think this means the Iowa City real estate market is slowing down though since there are currently 81 homes marked as contingent or sale pending right now on the Iowa City MLS, a really good sign that we have a lot of closings coming up!

The absorption rate has increased to 6.5 months, that’s an average of 196 days on market. The calculation for the absorption rate factors in the number of homes currently listed as active on the MLS. With spring just around the corner the number of homes on the market has risen quite a bit since last month, which is likely the explanation as to why the absorption rate / number of days on market is going up at the moment and not down.  (The link at the start of this paragraph takes you to a post I wrote a while back on how the absorption rate is calculated).

All the signs show that the real estate market in Iowa City is picking up. 8 straight months of positive data speaks for itself! Iowa City real estate market update February 20, 2012

Home sales are on track to be up again in February in Iowa City – This will be the 8th straight month where we see in increase in home sales. It looks like we’re in for a really good spring and summer in the Iowa City real estate market.

So now to the numbers. 15 homes sold in Iowa City in February so far compared to 11 this time last year. 71 homes are listed as pending or contingent and 379 homes are currently showing as Active Listings on the Iowa City MLS.

If you’re on the fence about selling your home, now would be a REALLY good time to list it! Spring is right around the corner. Iowa City is a relocation destination and the next few months is when new Residents and Faculty for the UI Hospitals and University of Iowa start looking for accommodation this Fall. Add to that the renters that are looking to move into their own home around the time their lease expires in June or July and you have a big pool of buyers out there. I get so many searches to my website from sellers asking the question about when is the best time to list a home in Iowa City. The answer to that is NOW!

The absorption rate is up from 4.5 months last month and  has to do with the fact that inventory of homes on the market is higher. One thing is for sure, houses in Iowa City are selling in greater numbers again. If this trend in the Iowa City Housing Market continues in the coming months and we have a higher turnover of homes on the market  we will see a more stable and balanced market in Iowa City very soon.

Home Sales Up in January for the 7th Straight Month in Iowa City

Home sales up for 7th straight month in January 2012

Lately my market reports are full of positive news for housing trends in Iowa City. Home sales for January are no exception. Once again home sales are up in Iowa City. In fact home sales in Iowa City are up by a whopping 138% compared to January 2011. 31 homes sold in Iowa City January 2012 compared to 13 in 2011. And if that wasn’t impressive enough. This is the highest number of homes sold in Iowa City in January of any year since 2007 when 35 homes sold!

The absorption rate has dropped to 4.8 months, that’s an average of 148 days on market. (6 months absorption rate is a balanced market). 4.8 months absorption rate is technically a sellers market. Home prices don’t totally reflect that yet. Since I’m on a roll with good news, there is positive data to share with you on that too. Although about half of the homes sold in Iowa City last month sold at less than 95% of list price, (indicating that buyers are still putting pressure on prices), a few homes sold in Iowa City ABOVE list price in January. That is definitely a good sign for sellers and gives us every reason to be optimistic about the spring market.
