6 homes sold in Coralville last week. This number is lower than last year when 15 homes sold in the same time period. According to MLS Data days on market also increased from 88 to 138.

It looks like July will be a soft month for sales. Not really surprising considering the expiration of the tax credit on June 30. It was clear that the housing market would need time to correct after that. A couple more days until the end of the month and we will know more about that correction.

So what does all this mean if you’re thinking of buying a home in Coralville? No change really. We’ve been saying it for a while now. It’s a great market to buy a home. The winning combination of more homes than buyers in the market place + historically low interest rates means opportunities for Buyers.

For sellers it’s a different story. We have a price driven market and buyers are looking for deals. They’re also looking for shiny pennies. The winning combination for you is to price your home right + make sure it’s the shiny penny they’re looking for. Pristine homes that are priced right sell. It’s as easy as that.

In a price driven market Coralville is not doing as well as North Liberty and Iowa City. This is a surprise to me as I live in Coralville and find it an extremely convenient place to live sandwiched between Iowa City and North Liberty. The commute to Iowa City is a breeze with less than a 10 minute drive to downtown Iowa City and the UI Hospitals. I guess price trumps convenience at the moment. I wonder if that will change sometime soon. Watch this space… You’ll be the first to know when it does!

It’s the beginning of the month and time for a first look at home sales for March in Coralville IA.

16 homes sold in March 2010 and  coincidentally 16 sold in March 2009 too. In February home sales were up a bit, this month we’re even with last year. Not bad considering home sales have been flat in Coralville compared to Iowa City and North Liberty in recent months.

The median price of homes sold in March was $217,900 compared to $206,750 last year. With an average of 125 days on market.

Buying or selling a home in Coralville, we have an interesting market right now. It will be even more interesting to watch what happens when the deadline for the home buyer tax credit passes. That’s not too far off either, with a deadline of April 30 for an accepted offer.

As buyers race to meet the deadline of the homebuyer tax credit they seem to be overlooking Coralville. There are 50 homes under contract in Coralville compared to 103 in North Liberty. (With a similar number of active listings in both markets). From Coralville you have a straight shot to Iowa City with less than a 10 minute commute to downtown Iowa City and the UI Hospitals. The convenience of living in Coralville is apparently not a motivating factor at the moment with a price driven market heading for North Liberty and the east side of Iowa City.

There’s still a chance the market will pick up in the coming months as buyers race to meet the deadline of the homebuyer tax credit. Right now the absorption rate in Coralville is not looking good with a high 9.6 months of inventory on the market. Hopefully that changes in the coming months as buyers race to meet the April 30 deadline for an accepted offer for the homebuyer tax credit. On the up side, the number of homes under contract is on the rise and when they close that will impact the absorption rate.

Coralville Real Estate Market Report February 2010

It’s the beginning of the month and time for a first look at home sales for February in Coralville Iowa. Because of the seasonal nature of real estate it’s better to compare homes sold in February last year rather than last month.

The number of homes sold in Coralville was up in February compared to last year. 11 homes sold in February 2010 compared to 10 in February 2009. This is great news, especially since home sales were down in February in both Iowa City and North Liberty. If you follow my real estate market reports you’ll know that Coralville hasn’t been doing as well with the first time homebuyer as Iowa City or North Liberty. Coralville does well with the move-up buyer and I guess last month was a case in point.

The median price of homes sold in February was $214,900 compared to $185,500 last year. With an average of 88 days on market compared to 120 days on market last year.

The expanded homebuyer tax credit also includes repeat buyers and continues to bring out buyers. The coming months should be interesting in Coralville and the greater Iowa City area.
