According to our MLS homes spent an average of 90 days on market in May 2010. This number is skewed as it doesn’t take into account the fact that some of the homes were re-listed and not new listings along with other variables. In my weekly updates I use a simple method to calculate the absorption rate/days on market that doesn’t manipulate the data. According to that calculation we have about 9 months of inventory on the market – a huge variance to the MLS calculated number! Neither of the calculations take into account the different types of homes or different price ranges, so should be taken with a pinch of salt. If you’re selling a home both of those factors would need to be looked at as they play into how many days on market you can expect when you list your home for sale.

Median price: $189,500 compared to $176,900 in 2008.

Average days on market: 89 compared to 123 in December 2008.

Homes Sold in Coralville in the 4th Quarter – October – December 2009

55 homes sold in Coralville October through December 2009. 55 homes also sold in the 4th quarter 2008.

Median price: $190,000 compared to $176,900 in the 4th Quarter 2008.

Average days on market: 92 compared to 117 in the 4th Quarter 2008.

Coralville had a pretty volatile year in 2009, as you can tell from the snapshot of the last three months. After a sharp decline in December, home sales leveled out for the quarter. The year ended with a 7% decline in home sales. We will need to watch the trends closely in the coming months to see where Coralville is headed in 2010.
