No big fluctuations on the week to week numbers at the moment so the number of days on market is not varying much either.
When it comes to calculating the days on market I don’t use the numbers calculated by the MLS. I use a simple method to calculate the absorption rate/days on market that doesn’t manipulate the data. According to that calculation we have 8.2 months of inventory on the market, that’s 250 days on market. We still have a lot of inventory to work through in Iowa City so it’s going to take us a while to see an improvement on the absorption rate.

392 homes sold in Iowa City in the 2nd quarter 2010 compared to 313 homes sold in the 2nd Qtr 2009 – That’s a 25% increase. The most interesting trend is that condos are making a comeback with a 62% increase over last year. That is excellent news, as we have a lot of those in the Iowa City area!

Lowest Price Home Sold:$67,680

According to that calculation we have  7.7 months of inventory on the market, that’s 232 days on market. I should add that this calculation does not take into account the different types of homes, location or different price ranges, so it’s not a huge help to you if you’re selling your home. If you’re selling a home both of those factors would need to be looked at as they play into how many days on market you can expect when you list your home for sale.

There were 195 homes sold in Iowa City in June 2010 compared to 173 homes sold in June 2009 – That’s a 13% increase over last year. The interesting thing for me is that it seems condos and zero lots are starting to make a comeback. That’s good, because we have a lot more of those around here than most places. (At least that’s what I’ve been told by folks relocating here).

An average of 241 days on market = 7.9 Months Absorption Rate (Number of months it takes the market to “absorb” homes). This number remains pretty steady at the moment and with 7.9 months absorption rate we still have a buyers market.

More homes than buyers in the market place + historically low interest rates = Opportunities for Buyers.
