In the current market, it’s more important than ever to find out what your local market looks like before putting your home up for sale. You know how the saying goes: ” You don’t get a second chance to make a first impression…” Positioning your home correctly on the market right from the beginning will be your key to a smooth and successful sale.
What Buyers were willing to pay for homes in the past few months is a fair indicator of what they will pay in the coming few months. There are variances to this rule of thumb, and that’s where I come in. I will provide you with all the data you need to be able to analyze the situation, taking into account any variances and guide you on how best to proceed to get your home sold.

Determine your needs and wants for the sale of your home

Selling your primary residence can be tricky because you have to simultaneously be thinking about where you would like to buy. First weigh your priorities – selling price is certainly important, but having a quick and efficient sale may mean accepting, (or at least considering), a slightly lower offer. In other words, are you committed to your price or are you willing negotiate if you are offered excellent terms? Knowing what your priorities are will make the sale of your home a lot less stressful.

Determine your needs and wants for the purchase of your next home

At the same time, you should be compiling a needs and wants list for the home you will buy. You will probably have to act fairly quickly when your house sells, so any amount of preparation you can do will serve you well.

Prepare your house for showing

Under prepared homes can be sales disasters. (My quote in the first paragraph could just as well be inserted here). Your home will never get as much attention from potential buyers as when it is first listed, so clearing clutter, cleaning, making repairs, and putting your home’s best foot forward is essential. Don’t “open for business” until your home is ready to be seen as favorably as possible.
