7 homes sold in Coralville in January 2012 compared to 15 homes sold in January 2011. If that seems like a bit of a drastic drop, only 3 sold in January 2010, which kind of puts things more in perspective. In fact I went back a few years and the low single digits is more typical for the last few years, making 7 seem more “normal” for the time of year than the high 15 homes sold last year.

The absorption rate is at 7.2 months, that’s an average of 217 days on market. (6 months absorption rate is a balanced market). Coralville is not doing as well as Iowa City where home sales are up for the 7th straight month and the absorption rate down to a low 4.8 months. If you check out the annual report for home sales in Coralville for 2011 you’ll see that in general the trend is positive with a glitch every now and then. It’s likely that this month is one of those glitches.

As we head towards spring and the peak buying time of the year, I wouldn’t be surprised to see the numbers of homes sold in Coralville up again in the coming months. Especially when you consider Coralville benefits from its close proximity to Iowa City and is popular with buyers relocating to the Iowa City area for the UIOWA and UI Hospitals. With incoming Residents and Students thinking about accommodation for the Fall semester right around the corner, these are buyers that will have a big impact on home sales in Coralville in the coming months.

So what’s the takeaway this month? Too few homes sold in January in Coralville to really make anything of the data. The single family homes that sold were lower priced homes, while the condos that sold were priced on the higher end. That right there is a strange phenomena for Coralville. We’re just going to have to wait and see what the spring market brings.

One thing’s for sure. If you’ve got a house to sell, now is the time to get it on the market. You want to have your house on the market at a time when there are the most buyers out there to see it. If not as many homes are selling in Coralville at the moment, you want to  have the advantage of having yours on the market when there are the most eyes on it. And that just happens to be spring and early summer.

Home Sales Up in January for the 7th Straight Month in Iowa City

Lately my market reports are full of positive news for housing trends in Iowa City. Home sales for January are no exception. Once again home sales are up in Iowa City. In fact home sales in Iowa City are up by a whopping 138% compared to January 2011. 31 homes sold in Iowa City January 2012 compared to 13 in 2011. And if that wasn’t impressive enough. This is the highest number of homes sold in Iowa City in January of any year since 2007 when 35 homes sold!

The absorption rate has dropped to 4.8 months, that’s an average of 148 days on market. (6 months absorption rate is a balanced market). 4.8 months absorption rate is technically a sellers market. Home prices don’t totally reflect that yet. Since I’m on a roll with good news, there is positive data to share with you on that too. Although about half of the homes sold in Iowa City last month sold at less than 95% of list price, (indicating that buyers are still putting pressure on prices), a few homes sold in Iowa City ABOVE list price in January. That is definitely a good sign for sellers and gives us every reason to be optimistic about the spring market.

Iowa City Real Estate Market Report November 2011

Last week I did my November monthly reports for Coralville and North Liberty. Today it’s Iowa City’s turn.  49 homes sold in Iowa City in November 2011 compared to 37 homes sold in November 2010. That’s a 32% increase compared to last year. That’s pretty good for the “quiet time” of the year.

The absorption rate has dropped to 5.0 months, that’s an average of 152 days on market. (6 months absorption rate is a balanced market). We probably shouldn’t take too much notice of that though. It’s possible that sellers have taken their homes off the market for the holidays and when they’re relisted in the new year the absorption rate will go up again. That said, home sales have been up in Iowa City every month for the last five months.  Past performance is often a good indicator to gauge future events so let’s stay optimistic and wait and see what 2012 brings us.

What’s the takeaway this month? The trend in the housing market in Iowa City is still positive, although buyers are looking for deals and putting a lot of pressure on prices.  I know that’s not intuitively obvious when you look at the table. It’s when you look at the list to sold price that you see that. The selling price of more than half the homes sold in November was less than 95% of the list price. Just in case that doesn’t make too much sense to you. An example would be if a house was listed at $100,000 and sold for $95,000 it would mean it sold at 95% of list price. A home listed at $200,000 that sells for $190,000 also sells at 95% of list price. Of the homes that sold above 95% of list price, only 2 sold at full price. I think that illustrates quite well how much pressure is being put on prices.

Okay, so every market is good for someone and this one continues to be good for buyers. Interest rates are at historic lows, (so much so that if you bought a home in the last couple of years you may want to contact your lender and ask about refinancing). New buyers will find that the low interest rate means they can afford more house.

For sellers it doesn’t look quite as rosy. The good news is that homes are selling. The trick is to price competitively and make sure your home “pops” for buyers. Also, remember if you’re upgrading to a bigger home or downgrading to a smaller one you too can look forward to getting a great new home at a good price and with a low interest rate!

After looking at North Liberty on Monday, it’s time to look at what’s up in the housing market  in Coralville today. My market reports have been woefully lacking in the last few months due to time constrictions and I missed October. I’m going for two for one today again and catching up on both October and November.

November was a really good month for home sales in Coralville with 24 homes selling in November 2011 in comparison to just 9 last year. That’s a major 166% increase in home sales in Coralville. That definitely passes as a successful month!

Surprisingly, and in stark contrast to November, home sales took a dip in October and 10 homes sold in October 2011 compared to 14 in 2010. I say surprisingly, because on the whole home sales in the greater Iowa City area have been a lot stronger in the second half of the year compared to the first half. Iowa City has seen consistent improvement since July with five straight months where the number of homes sold increased. Coralville and North Liberty aren’t quite as consistent, although the general trend is certainly positive.

All in all home sales in Coralville continue to be strong. That’s the good news. The not so good news, (at least for sellers), is that there’s still a lot of pressure on prices. The Coralville real estate market is improving, as is the Iowa City area real estate market in general, but we’re not out of the woods yet!

North Liberty IA Housing Trends: Home Sales in October & November 2011

Time to bring some consistency into my market reports again after a hectic summer selling homes, followed by a hectic fall for me as I got all the pieces in place to start my own company. Generally my market updates start with Iowa City, the poster child of the area. This month I figure North Liberty deserves some extra attention, since that’s the area that gets the least attention when I’m busy. (There are logistical reasons for that due to how I’m able to pull data from the Iowa City MLS, but I won’t bore you with the details).

When I pulled the number of homes sold for this month in North Liberty I was surprised to see that there was no increase in home sales compared to last year. In fact the numbers are absolutely even – 19 homes sold in November 2011 and November 2010. Iowa City and Coralville both saw increases in November, hence my surprise. I’m sure this is just a glitch. I had a closing scheduled for November 30 that happened on December 1. Maybe there were a run of those. We’ll see at the end of the month!

Just to make things interesting this month and since I missed publishing a report last month I’m including October home sales in this market update. The number of homes sold was up in North Liberty in October with 26 homes sold in October 2011 compared to 21 sold in October 2010. That’s a pretty decent 19% increase in home sales compared to last year.

All in all home sales in the area continue to be strong. It’s good that homes are selling in North Liberty. It will be even better when the prices start to rise. At the moment the buyers are still in the drivers seat putting lots of pressure on prices.  It will be interesting to see whether that changes come spring.
