The Spring real estate market is definitely in full swing in the Iowa City area. The last market report looked at home sales in North Liberty, today the focus is on home sales in Coralville in March and April this year.

April was a really  good month for home sales in Coralville with 30 homes sold in April 2012 compared to 13 homes sold in April 2011. That high number more than makes up for the fact that home sales in March were pretty flat.  The absorption rate in Coralville is at 7.5 months / 227 days on market. We still have a large inventory of homes on the market in Coralville. With  increased buyer activity and lots of homes contingent or pending sale just waiting to close it can really only be a matter of time before the market “absorbs” more homes in Coralville with the effect that the number of days on market goes down.

The news is good this month for both home buyers and home sellers in Coralville. The steady progress in the real estate market in the last months has hit a high point in April with a big increase in the number of homes sold and homes contingent or pending sale.

Home buyers in Coralville continue to profit from great interest rates and low prices. Home sellers in Coralville on the other hand can be optimistic that if their house is in good shape, shows well and is priced right there’s a good chance it won’t be on the market for long! Two homes that I listed in Coralville and Iowa City in April both took less than a week to get accepted offers. That should give you an idea of just how busy the Iowa City and Coralville real estate market is right now!

Housing Trends North Liberty IA March and April 2012

Homes sold in North Liberty IA April 2012 compared to April 2011

Spring and early summer is always the busiest time of the year in the Iowa City area real estate market and this year is no exception. In fact this spring is the busiest I’ve seen since getting into real estate 6 years ago.  In all this activity my blogging has taken a back seat and after skipping a couple of  market reports last month I figured I’d make up for it this month by looking at home sales in both March and April. I’ll start with the North Liberty real estate market.

April was a really  good month for home sales in North Liberty with 44 homes sold in April 2012 compared to 36 homes sold in April 2011. In fact the trend in the housing market in North Liberty is looking great with home sales up in both March and April. The absorption rate is looking good too – 4.5 months / 137 days on market means that we’re working through the high inventory of homes on the market and trending towards a sellers market. Check out the zero lot sales in the chart below. They fell out of favor for a while and they’re back in style now!

Home sales in North Liberty in March were also on the rise compared to March 2011. 30 Homes sold in March 2012 compared to 22 in March 2011.

The news is good this month for both home buyers and home sellers. Home buyers continue to profit from great interest rates and low prices. Buyers on the Move in Coralville IA – Home Sales Up in April

Market update Coralville IA April 23, 2012

The real estate market in Iowa City is heating up for spring, you know that already, I wrote about that last week. How about Coralville? If you follow my market reports you’ll know that they don’t move in tandem. Coralville is very different to Iowa City and had a harder time during the downturn. Fortunately Coralville also has a lot going for it, not only is it a real easy commute to Iowa City, there’s also easy access to the Interstate. And yes, before you start wondering where I’m going with this, home sales are up in Coralville in April too. 22 homes sold in Coralville in April so far. That’s already up by 69% compared to April 2011 and the month is not over yet! Double digits home sales this early in the year in Coralville is really a great sign that buyers are on the move in a serious way.

85 homes in Coralville are marked on the MLS as pending or contingent. That’s a pretty impressive number too. The number of active listings is on the decline too, with 186 listings showing as active on the Iowa City MLS.

Until those homes with accepted offers start closing of course we won’t see any major changes in the absorption rate.  The Absorption Rate is at 7.7 months. That’s an average of 233 days on market.  Check back for updates. Iowa City real estate market update April 16, 2012

The spring market has kicked in big time in Iowa City. A few weeks ago the real estate market was chugging along quite nicely with good solid gains month for month. This past couple of weeks there’s been quite a shift and homes in Iowa City are going under contract left and right! To illustrate my point, 179 homes are marked on the MLS as pending or contingent. (There were 109 in March when I did my last update). And since the MLS relies on agents to update the data and they’re pretty busy right now, it’s probably safe to say there are few more houses under contract in Iowa City that we don’t know about yet.

Until those homes with accepted offers start closing of course we won’t see any major changes in the other market indicators. 26 homes sold in April so far. There are 487 listings showing as active. That’s still a lot of inventory. The Absorption Rate is at 7.1 months. That’s an average of 216 days on market. Until some of those homes under offer start closing we won’t see a change in the absorption rate either. Nonetheless, the tide is turning in the Iowa City real estate market and sellers are in a much better position than they were just a few weeks ago.  I’ve listed two homes in the last week that had accepted offers within days. I’m working with buyers who thought they were in a buyer’s market and are finding houses snapped up before they can even get to see them! It’s way too early to make predictions, but this is a great kick off to the selling season in Iowa City… Check back for updates. Iowa City Real Estate – Home Sales Up Again in March in Iowa City

March saw another great month for home sales in Iowa City.  48 homes sold in Iowa City March 2012 compared to 41 in March 2011. That makes 9 straight months of positive data. At this point it’s safe to say the Iowa City real estate market is out of the woods and on it’s way to becoming a more balanced market.

When you look at the chart you’ll see that single family home sales are what buyers in Iowa City are looking for. Buyers are still putting lots of pressure on prices though, with prices for single family homes and condos down compared to last year. This isn’t surprising considering the number of homes on the market in Iowa City. That’s basic supply and demand economics at work. Until the inventory of homes on the market in Iowa City goes down the prices are unlikely to rise.

The absorption rate  increased to 7 months, that’s an average of 213 days on market. The calculation for the absorption rate factors in the number of homes currently listed as active on the MLS. At this time of the year lots of homes come on the market, that’s why the absorption rate / number of days on market is on the rise at the moment and not going down.  (The link at the start of this paragraph takes you to a post I wrote a while back on how the absorption rate is calculated).

So what exactly does all this data mean to you as a home buyer or home seller in Iowa City?

If you’ve got a house to sell in Iowa City, now is the time to get it on the market. You want to have your house on the market at a time when there are the most buyers out there to see it. And that just happens to be spring and early summer. With so many homes on the market sellers in Iowa City do have a lot of competition. The trick is to make sure your house is priced right and in great showing shape. There are plenty of buyers out and about, you just need to make sure your home gets noticed!

If you’re thinking of buying a home in Iowa City, we still have something of a buyer’s market. There is still too much inventory on the market for that to change yet. That said, well priced homes that show well are selling fast. I was out with first time home buyers relocating to Iowa City last weekend and 7 of the homes they wanted to see had accepted offers! If you’re in the market to buy a home this year you should get out and do it. Now is not the time to dilly dally. The market has bottomed out and it’s on the way up again now. Home prices are still low, interest rates are also still phenomenally low. Buyers still have lots of choices. The question is just how much longer these perfect conditions for buyers can last…
