North Liberty IA real estate market report August 2010

27 homes sold in North Liberty in August 2010 compared to 40 homes sold in August 2009. Not great numbers. On the up side, this is an improvement over July when the number of homes sold in North Liberty took quite a dip.

The source for the data used in all my market reports is from the Iowa City MLS. For the days on market/absorption rate I take numbers from the MLS and insert them into a simple Excel spread sheet to avoid manipulating the data. According to that calculation there are 4.8 months worth of inventory on the market in North Liberty IA, that’s 145 days on market. Much better than Iowa City and Coralville, although I would still hesitate to call it a sellers market, even though technically based on the absorption rate it is. The real estate market in North Liberty is price driven. You probably have the opportunity to sell your home quicker in North Liberty, but only if you price it right. Market conditions in the last few years have lead to us seeing a rise in “value shoppers” and they’re not going away any time soon.
