My name is Denise Hamlin and I’m Broker/Owner at Cardinal Realty.
My approach to real estate and helping buyers and sellers in the Iowa City area is pretty straightforward. I’ll tell you what I think and help you get where you want to be with the minimum amount of fuss.
Whether you’re thinking of upgrading to a bigger home or downgrading to a smaller one, I can help with both. I’ve built, purchased and sold homes on two continents so can relate to most buying and selling situations. I’ve done a fair amount of relocating myself and know exactly what the challenges are for relocating buyers and sellers.
Past clients will be the first to tell you that I care about the outcome of your real estate transaction. I want my buyer and seller clients to be fully informed when they make decisions in a real estate transaction and don’t experience buyer’s remorse later. I’m a strong advocate for buyer agency and believe that both buyers and sellers should have personal representation in a real estate transaction. For this reason I try to avoid dual agency situations. I see an inherent conflict of interest in representing both buyers and sellers in the same transaction.
Communication is the cornerstone of my business, with technology coming in a close second. When I list your home or help you to buy a home in the Iowa City area I want you to know that I am always available for any and all questions and will always keep you in the loop throughout the transaction. Since I want the transaction to run as smoothly as possible I incorporate technology into my strategy whenever possible. Electronic signing is standard – A huge convenience to all buyers and sellers, particularly those who don’t have reliable access to a computer and rely on hand held devices.
