Marketing Your Home in Iowa City

Your Home Needs to be EVERYWHERE Buyers are on the Internet

It’s a simple fact that if potential Buyers don’t know your home is for sale, they won’t come see it. They don’t see it, then they don’t buy it. Getting your home noticed is top  priority when it comes to getting it sold.  90% of homebuyers are online. When you list your home for sale you want to make sure your agent understands the Internet. If you’re not found everywhere buyers are online then you are missing out. Especially in a transient town like Iowa City where relocation is a big part of our market.

The cornerstone of my marketing plan is to ensure your house gets seen EVERYWHERE online. This is where the action is and you can be sure when I list your home potential buyers see your home is for sale wherever they decide to look. My goal is to attract buyers to my websites, blogs, twitter or Facebook profiles with information about neighborhoods, schools, housing trends and of course the all important icing on the cake – Real estate listings. That’s what I’m shooting for and after several years of developing an online presence I’m definitely getting somewhere. (Google me and you’ll see what I mean).

Pictures, pictures and more pictures. That’s what buyers want. I work with more buyers than sellers and it’s what they tell me all the time. Buyers relocating here want more than just pictures, they want video tours, neighborhood guides, information about schools… In short they want the whole package. This is exactly what I’m working on. My latest venture is to incorporate YouTube into my marketing. I’ve done a couple of Walking Tours. This is a new venture and I still need some practice. If you check out the link you’ll see it gives a true idea of the layout of a home, unlike those so-called virtual tours online where they do nothing but zoom in and out of a static photo. (A relocating buyer client gave me that  idea when he told me he was having trouble figuring out the layout from photos alone and made scathing comments about what passes as a virtual tour online).

Well, in case you missed it. I am a huge fan of the Internet. Don’t get me wrong though, along with marketing to buyers it’s still important for me to be marketing to my peers. There are 400+ Realtors in the Iowa City area. Someone may be working with a client looking for a home just like yours. How your listing looks on the MLS is really important. Have you noticed some listings on the MLS where the photos are less than flattering and the only additional info is something like this? “3 bedroom 2 bath home in a great location.”  How many houses do you know of that fit that description? Lots, right? To get noticed you need to do better than that. You can bet when you list with me that I’ll do everything in my power to profile your home to its best advantage to attract ready, willing and able buyers!

So that’s what you can expect from me when it comes to marketing your home and getting it sold. This is not a one man (or woman) show though. Selling a home requires team work.
