According to our MLS homes spent 109 days on market compared to 106 days last year. This number is skewed as it doesn’t take into account the fact that some of the homes were re-listed and not new listings. In my weekly reports I use a different method to calculate the absorption rate/days on market and although that is more accurate, it doesn’t take into account the different types of homes or different price ranges. If you’re selling a home both of those factors would play into how many days on market you can expect when you list your home for sale. In other words, as reassuring as it is to see data that shows that the market is holding up, when it comes to selling your home you need much more specific data about your house and your neighborhood.
