The Coralville real estate market is continues to be pretty slow. We still have the winning combination of more homes than buyers in the market place + historically low interest rates. In fact they’re lower than ever – 4.25% for a 30 year fixed rate loan! As I’ve said before, beats me why the market isn’t a total frenzy with such lucrative times for buyers. If you’re still on the fence about buying a home in Coralville, I know you’ve heard it before, but this is an astoundingly good time to buy a home. This particular set of conditions won’t last forever. If there was ever a time to get into the game it is now!

Landlocked Film Festival – Schedule & Locations Sunday August 29, 2010
Still lots going on in downtown Iowa City at the Landlocked Film Festival on Sunday. Full programs scheduled starting at noon at the Englert and ICPL. Of course the highlight will be the Awards Ceremony at 9.00pm at the Englert Theatre. Below is the full schedule of showing times through Sunday. Landlocked Film Festival – Schedule & Locations Saturday August 28, 2010
Iowa City is hopping this weekend with film makers and independent movie lovers getting together for the biggest event of the year – The Landlocked Film Festival. (Updated Monday: The link to the website is now to the Awards Page).
More than 80 films are being shown this year at five venues in downtown Iowa City. For most of them admission is free, with just a few exceptions where admission is a mere $5. Below is the schedule for Saturday.

Landlocked Film Festival 2010 – Another Fun Weekend in Iowa City
After Sand in the City Weekend last weekend it’s only fitting that we highlight the fact that we are in fact landlocked here in Iowa City… This week it’s something entirely different. This week we’re taking it inside as Iowa City hosts its 4th annual film festival – Landlocked Film Festival 2010. This year there are more than 80 films by independent film makers being shown at five locations – The Sheraton Hotel, The Englert Theatre, Iowa City Public Library, Bijou Theatre, (in the IMU Building) and HotelVetro. The majority of the showings are free, with a low $5 admission for a few of the full length feature films. In addition to the films there’s also the opportunity to visit workshops and film maker panels. You can find more info about that at the Landlocked Film Festival Website.
Since I’m a map freak and have just learned how to use Google Maps, (bit of a learning curve there I have to say), I decided to put together a map showing the locations and the schedule for the film showings. It would have been too confusing to have it all on one map, so I decided to break it up into daily schedules. Click on the markers on the map to see Friday’s Schedule. Pictures – Sand in the City Weekend 2010
The rain had little to no impact on this year’s Sand in the City event in Iowa City. Resourceful Iowans were able to save their sand sculptures from the rains on Friday and the weekend continued with sunshine and temperatures in the 90′s. On Sunday afternoon I showed up just in time to catch an excellent performance by the all male Capella, Intersection. Right after that I took some photos of the wonderful sand sculptures from the Sand Sculpting Competition. Check them out… I’m sure there are seaside towns that would love a visit from these guys. All proof that there’s no shortage of creativity in Iowa City.

The North Liberty real estate market remains stronger than Iowa City and Coralville. The absorption rate is at 4.8 months. (This is the time it takes for the market to “absorb” homes). That’s an average or 144 days on market.
The fact that we have a price driven market means that there are still great opportunities if you are buying a home in North Liberty. Couple that with the extremely low interest rates – 4.25% for a 30 year fixed rate loan – and you can see that it’s really hard to imagine a better combination of factors when it comes to buying a home in North Liberty.
For sellers of course it’s not quite as rosy. The price driven market means you probably won’t make as much as you would like on the sale of your home. On the up side, the turnover rate for homes is better in North Liberty and it is likely that your home will spend less time on the market than in Iowa City or Coralville. (Depending on the location of course, location is always king). Bear in mind too that buyers are looking for deals. Pricing it right is one part of the equation. Equally important is that it’s in pristine condition. Pricing your home right + seeing to it that it’s the shiny penny on the block will put you well on the way to selling your home quickly.

Free, Family Fun Downtown Iowa City – Sand in the City Weekend 2010
The Summer of the Arts Program kicks it up a notch this weekend with 3 full days of great family fun with Bank of the West’s Sand In the City. The fun starts on Friday morning at 9 a.m. when ten teams begin building their sand sculptures along Iowa Ave, Iowa City for the sand sculpting competition. Judging is at 4.00pm. Fingers crossed it stays dry…
Don’t think for a second the fun stops there though. That’s just the beginning. There’s also the Kid’s Sand Pit, and FUN Zone, Artist Booths and live music on the Iowa City Saab Main Stage. And to top it off you can feast on culinary delights on Culinary Row.
